Why Kendall Systems Fail the Way They Do
The most common call we get in Kendall is a system that still switches on but stopped keeping up somewhere around late May. Nine times out of ten that is not a dead compressor. It is a fouled evaporator coil, a blocked condensate line, refrigerant down from a slow leak nobody found, or ductwork quietly losing conditioned air into an attic.
Age is the other factor. A system installed in Kendall in 2010 has now run through roughly fifteen South Florida summers. Extending existing ductwork into an addition often makes the problem worse, because it borrows air from rooms that were already balanced. A ductless mini split usually solves it more cleanly. The added space gets its own indoor unit and its own thermostat, the main system goes back to doing the job it was sized for, and nobody has to argue about the setting.
When Replacement Makes More Sense Than Repair
A rough guide we apply in Kendall: under eight years old with a one-off fault, repair it. Past twelve, with several repairs behind it in the last two seasons, or with a failed compressor, replacement is usually the better use of the money. Between those, it depends on what failed and what the rest of the system looks like.

The clearest indicators are uneven room temperatures that persist regardless of thermostat setting, a system that runs almost continuously, dust returning quickly after cleaning, and high indoor humidity despite correct temperatures. Those point at distribution rather than equipment. We look at the duct condition before quoting a replacement, because a new system connected to leaking ducts will underperform from the first day and you will not know why.
My enclosed patio never cools properly. What are the options?
Usually a ductless mini split. Extending the existing ductwork into an enclosed patio tends to rob air from rooms that were previously balanced, so you fix one space and break another. A mini split gives the patio its own indoor unit and its own control, connected to a compact outdoor compressor, and leaves the main system to handle the load it was originally sized for.
Is a fifteen-year-old system in Kendall worth repairing?
It depends on what failed, but at fifteen years in this climate you are past the point where major repairs make financial sense. A capacitor or contactor is worth doing. A compressor or a significant refrigerant leak generally is not, particularly on R-410A equipment now that the refrigerant is becoming more expensive.
