How We Size an Air Conditioning System

Sizing is the decision that determines whether you are happy with a new system, and it is the one most often got wrong. The shortcut method is square footage: so many square feet, so many tons. It is quick, it is common, and in South Florida it produces bad outcomes.

An oversized unit cools the air fast, satisfies the thermostat, and shuts off. That sounds efficient until you realise the system never ran long enough to pull moisture out of the air. You end up with a house that reads 74 degrees on the thermostat and still feels clammy, with condensation on vents and a musty smell that never quite goes. An undersized unit has the opposite problem: it runs continuously through August and still loses ground in the afternoon.

A proper load calculation looks at the whole picture. Conditioned square footage, ceiling heights, window area and orientation, glazing type, insulation levels, how much shade the building gets, the number of people typically in the home, and heat-producing equipment. In a lot of Miami-Dade homes the answer is not the same tonnage that was installed originally, because rooms have been enclosed, patios converted, or windows replaced since.

Permits and Inspections in Miami-Dade

Replacing an air conditioning system in Miami-Dade County is permitted work. A mechanical permit is required for a change-out, and the installation is subject to a final inspection. The permit is pulled by a licensed contractor, not the homeowner.

This matters beyond compliance. Unpermitted mechanical work has a habit of surfacing at the worst moment: during a title search when you sell, during an insurance claim after storm damage, or when a buyer inspection turns it up and the deal stalls while it gets resolved. If a quote is noticeably cheaper than everything else you have been given, permitting is one of the first places to check.

Signs You Need AC Repair

Most systems give warning before they fail outright. If you notice any of the following, it is worth a call before it becomes an emergency in the middle of summer:

  • The system runs continuously through the afternoon but never reaches the thermostat setting
  • Air from the vents is cool rather than cold
  • Some rooms stay several degrees warmer than others
  • The house feels humid even when the temperature reads correctly
  • The unit switches on and off every few minutes, known as short cycling
  • Water pooling around the air handler, or a stain on the ceiling below it
  • A musty or burning smell when the system starts

  • Electricity bills climbing while your habits have not changed

Ice on the coil is worth singling out. It usually means either restricted airflow or low refrigerant, and running the system in that state puts the compressor at risk. Switch to fan only, let it thaw, and call.

SEER2 and What It Means for Your Bill

SEER2 is the current efficiency standard for air conditioning equipment, replacing the older SEER rating. It is measured under test conditions that better reflect how a system behaves once it is connected to real ductwork in a real building.

Florida sits in the Southeast region, where split system air conditioners under 45,000 BTU must meet a minimum of 14.3 SEER2. That is the floor, not the target. Equipment is available well above it, and the calculation for whether to spend more is simpler here than in most states: a system that runs ten or eleven months a year accumulates savings far faster than one that runs four.

Variable-speed and two-stage equipment is worth knowing about for a second reason. Because it runs longer at lower output rather than blasting and shutting off, it removes considerably more humidity, which in this climate is often what people actually mean when they say a house feels uncomfortable.
